Our Title Search Reports are typed using an easy-to-read layout showing all the relevant information. Depending upon your client specifications, additional details can be added when typing the individual documents.
Does your client require marital status and tenancy? How about maturity dates and the open/closed mortgage status? 2 previous years of tax details? All of these can be included and also noted for future orders from the client.

STEP 1: Customize
You receive a work order from your client and you or your Abstractor proceed with the title search.

STEP 2: Experience
Once the title search is finished, a brief list (email or word doc) of document book/page and/or instrument numbers is sent along with a pdf file of the documents to Billy’s Typing Service.

STEP 3: Map-Out
An abstraction report or run sheet is typed and formatted to your specifications.

STEP 4: Personalize
Any discrepancies, breaks or issues that arise from the information found on the docs are sent via Skype message for quick resolution.

STEP 5: Personalize
The completed title search report pdf and doc pdf files are sent back to you.
Our Title Search Reports

Each Title Search Report contains the following sections:
- Tax and Assessment details
- Deed Chain including Affidavits and POAs that pertain to the title chain
- Mortgage and Mortgage Associated Docs (Assignments, Mods, Amendments, POAs)
- Other Documents comprising of CCRs, Declarations, Easements, Ordinances and Notices
- Plat Maps
- Judgments, Liens, Court Cases and Lis Pendens/Foreclosures
- Divorces and Probates involving current owners
Our Schedule
STEP 1 – The Initial Meeting
- Video chat to discuss your needs and how Billy’s Typing Service can best serve you.
- Discuss the training period, turnaround, work load, order details, fees and start date.
Note: 30 minute consultations are free of charge.
STEP 2 – The Training Period
- Examples of your previously completed orders are sent to us for review
- First orders are received and we proceed with reports as discussed
- Q & A (back and forth) via Skype messaging to iron out doc specifics
- Invoice sent after training period (at discussed reduced rates)
Note: Training period is dependent upon the amount of work involved for the orders, if additional services are requested (tax printouts, document and court docket pulling, etc) or if new title search software is introduced.
STEP 3 – Begin The Process
- Routine is set and work orders are received, completed, and sent back at a normal pace.
- Notes / feedback is given when needed
- Invoiced on the last day of the month
